Christmas and New Year Opening Hours

We would like to advise you that the offices of Centaur Housing Association will be closed on bank holidays during the festive period. All other days the office will be open between 9am and 5pm Monday – Friday unless stated below.

Most contractors are closed from Friday 22nd December 2023 and will re-open on Tuesday 2nd January 2024.

For those who usually report Emergency repairs through FixFlo, these will be attended to via Propcall . All routine repairs will only be responded to in the new year.

For all other tenants, please telephone 01254 958950 to report all emergencies.

EMERGENCY REPAIRS SERVICE 

We will take this opportunity to remind you of what is considered an ‘Emergency’, requiring an urgent response:

  • Suspected or actual Gas Leak, total loss of electricity, water or gas supply – residents should establish if this is a neighbourhood problem and if so, contact the appropriate public utility-
  • Electric (Norweb): 0800 195 4141 (This is 24 hours a day emergency line)
  • Water – Yorkshire Water – 0800 57 35 53. (This is 24 hours a day emergency line) – Yorkshire
  • Water – United Utilities – 0345 672 3723. (This is 24 hours a day emergency line) – Blackpool & Crewe
  • Water – Severn Trent Water – 0800 783 4444. (This is 24 hours a day emergency line) – Stoke
  • National Grid Gas Emergencies (formerly Transco) direct on 0800 111 999 – this is a 24-hour line
  • Major plumbing leaks or bursts
  • Flooding caused by burst rivers, etc. (The Landlord to assist in decanting residents and their belongings)
  • Severe storm damage and major roof leaks – residents should be made aware that there may be a delay in assistance until the storm has abated
  • Dangerous wiring where there is risk of electric shock
  • Security – external doors/ground floor windows are safe and secure
  • Blocked foul drains, soil pipe or sole toilet
  • No heating or hot water for vulnerable occupants between 31st October and 1st May
  • Slipped roof tiles, defective chimneys, masonry, etc. where there is an imminent risk to Tenants/Occupiers or the public
  • Broken or jagged glazing to be made safe
  • Smoke alarm/fire alarm activating
  • Fire damage – although this will primarily be to secure the property, as little remedial work will be possible

Please be advised that any non-urgent calls received which do not relate to any of the above will be dealt with as soon as possible.

Please note repairs may not always be resolved immediately but we will make every effort to ensure you are as comfortable as possible. We will only be responding to emergency call outs and we expect to respond to such calls within 24 hours, (weather permitting).  We will complete a risk assessment of any notified repair and if it is felt the repair will wait until the New Year then we will advise you. Please note we have limited resources over the Christmas period hence these measures being put in place.

If your call is not answered straight away please leave a message and your call will be responded within one hour.

As you will know the weather can be very unpredictable and in some cases the office has to be closed without notice. In preparation for this I would like to advise you that should this happen all calls will be diverted to a mobile so phone calls will not be missed. If your call is not answered please leave a message and we will get back to you at the earliest opportunity.

If you have an emergency then the usual measures should be taken by yourselves. These were discussed with you at the beginning of your Tenancy. Here are the emergency numbers you may need:

In the event of an emergency repair being required during bad weather please note that every effort will be made to ensure it is dealt with as quickly as possible but it may not be within our usual 24-hour target. With this in mind could we please ask you to consider taking some precautionary measures that could help you should a problem occur?

These measures could include:

  • Ensuring you have a torch with a spare pair of batteries
  • Ensuring you have plenty of food
  • You have availability of blankets
  • You do not travel unless absolutely necessary
  • Ensuring you have enough battery life on your mobile phone to aid good communication
  • Saving numbers in your phone from this letter
  • Watching weather reports
  • Ensure any outhouses etc where water passes through are drained down to prevent pipes from bursting
  • In extremely cold conditions leaving your heating on constant on a low heat is a good idea. This will prevent pipes from freezing up and could also assist with reducing heating costs.
